- We understand you need to be confident about the qualities and credentials of the tradesmen you employ. With each quotation we will supply you with the names of several recent former clients who you can contact directly to verify the quality and standards of our work.

- Quotations are based on a thorough assessment of the work to be done, and are a fully itemized estimate of all the work to be done. While every effort is made to estimate work as accurately as possible, it is sometimes necessary to include an additional sum in the final account for items and labour, which could not be foreseen at the estimation stage. These items will always be discussed with you at the earliest opportunity.

- Payment is in instalments. Our schedule of payments is task-based, payable on completion of sections of the work. This ensures that you are satisfied incrementally with the work we do. We require a deposit of 30 per cent at the outset to cover the initial outlay of transport, labour, and building materials.

- If you wish to order your own materials we will be happy to collect them for you from a local supplier, but there will be a charge for the time involved in picking them up.

- If you are responsible for ordering materials such as flooring, tiles, kitchen and bathroom fittings etc please make sure they arrive on time. Additional call outs to complete unfinished work, which we are not responsible for, will result in additional charges.

- We will provide you with a guaranteed start date, and an approximate but realistic completion date.

- Having the builders in will inevitably generate some noise. Major work may affect your neighbours. Keeping them informed of your plans will help maintain good relations and enable you to take on board any concerns they may have.

- Builders aren't mind readers, so if your project is not going to plan you must spell it out and explain what you do want. We are happy to answer any questions or concerns you may have about our work as the job progresses. The best times to raise these issues are at the start or finish of each working day.

- You are free to change your mind during the job but please be aware this can add to your costs. If you do, all changes must be agreed in writing, and may be chargeable.

- Please clear the area where our builders will be working - make sure clothes, books and furniture are out of the way. Furniture should be packed away or covered with dustsheets. Should our workmen be requested to move any furniture or possessions, it is at your own risk.

- We believe a good job is a clean job. We will protect floors and walls on our route through the house with taped down boards or dust covers with plastic underneath to ensure water doesn’t leak through on to carpets.

- When we have completed our work we will clean the areas we have been working in and return it to the state we found it in when we started the job. However, Starlet Building does not provide a cleaning service so please note we can't guarantee that the rest of your property won't need a thorough clean after we have left. - Unless specifically requested, radiators will not normally be removed for decorating. If you wish radiators to be removed the additional cost of employing a plumber will be incurred.

- All our work is guaranteed for 12 months, whereby we promise to return and put right any faults due to our workmanship at the earliest opportunity and free of charge.
